Achpill Fund Portfolio
The Achpill Fund invests in a diversified portfolio of selected real estate (residential and commercial properties in Asunción and Ciudad del Este) and financing for high-potential SMEs (agriculture and retail). We currently manage $750,000 in assets, with an additional $500,000 pipeline under evaluation. Each property is backed by independent appraisals and solid contracts.
Performance and Fees
We project an annual ROI of 10-12%, based on my personal track record of 12% across 27 properties. The '2 and 20' structure: a 2% annual management fee covers rigorous operations, and 20% carried interest on net profits after an 8% hurdle rate (protects your capital). Example: $100,000 at 12% gross ROI generates a net $10,200; Achpill takes $2,040, you receive $8,160 (8.16% net).
Risks and Mitigation
Every investment carries risks. Factors such as real estate fluctuations or SME defaults are mitigated with 1.5x asset coverage, geographic diversification, and rigorous analysis. We are migrating to a regulated trust (Law 5810/17) with external auditing for maximum security. My 15+ years of experience ensure informed decisions.
